Five towers, one canopy
Forest District is Beyond's newest cluster inside Dubai Maritime City, the developer's answer to the standard podium-and-pool tower: landscaped terraces and planted canopy stitched through the base of every building instead of a single deck on top.
Four towers are residential: Kanyon, Talea, Sensia and Orise, each with its own floor count and unit mix. The fifth, 31 Above, is the district's commercial anchor, a shell-and-core office tower built for businesses rather than households.
All five share the same address advantage: Mina Rashid two to five minutes away, DIFC nine to twenty, Downtown and Burj Khalifa twelve to twenty, Dubai International Airport fourteen to twenty. This is a new district with no resale track record yet, so entry pricing and exact completion dates are confirmed unit by unit, in person.


Kanyon
Kanyon is Forest District's entry point: a residential tower wrapped around a rooftop pool, kids club, co-working lounge and gym, set into a landscaped canopy podium instead of a bare deck.
One, two and three bedroom homes run roughly 906 to 2,345 square feet. Kanyon sits inside the same five to twenty minute radius as the rest of the district. Beyond has not yet released unit count, entry pricing or a completion date for this tower; each is confirmed in person, unit by unit.


Talea
Talea rises 45 levels above the canopy: three podium floors, forty residential floors and a dedicated amenities level on top. Beyond's own positioning calls it a chance to escape into nature without leaving the city.
One to four bedroom homes run 757 to 4,462 square feet, including a penthouse collection. Payment opens at 10% plus a further staged 30% across five installments through 2027, with the balance due on completion. Entry pricing and the exact completion date are confirmed in person.


Sensia
Sensia is the district's dual-aspect tower: 36 levels, positioned so units look toward both the park and the sea from the same floor plate rather than choosing one.
The range runs widest here: 749 square foot studios up to a 5,778 square foot penthouse, with duplexes and maisonettes along the way. Completion is confirmed for Q3 2028, on a 10% booking plus staged installments through December 2027 and 50% due on handover.


Orise
Orise is two towers sharing one podium, 51 and 32 levels, angled ten degrees off the grid so units get a wide, largely unobstructed view instead of facing straight into the neighbouring block.
Apartments run 758 to 1,658 square feet, chalets and a Signature Collection extend that to 3,114 square feet, and penthouses reach 5,486 square feet. Payment mirrors Sensia: 10% booking, staged installments through December 2027, 50% on handover. Exact completion date is confirmed in person.


31 Above
31 Above is Forest District's working half: a 31-level commercial tower with 116 shell and core offices, delivered bare so a tenant fits it out from scratch, from a quarter floor to a full connected floor.
Ceilings run 3.2 metres with full-height glazing, so most units carry sea or skyline views straight into the workspace. Sixteen lifts split into six low-zone, seven high-zone and three shuttle cars, with 678 parking bays and dedicated shuttle lifts straight from parking to the lobby. It is the one Forest District address built for a business, not a household.
